Job summary

Solinity, LLC is seeking a Director of Maintenance to lead daily operations across residential community spaces, ensuring safety, function, and curb appeal. You will manage vendors, capital projects, and preventive maintenance while maintaining life-safety readiness and budget stewardship.

You will supervise staff, respond to resident needs, document work orders, and coordinate with Wellness, Housekeeping, and Dining leadership to uphold sanitary, attractive environments and timely occupancy

Qualifications

• High School diploma or equivalent.
• 2+ years in building maintenance and environmental experience, preferably in senior living, hospitality, multifamily housing, or healthcare.
• Prior supervisory experience and knowledge of preventive maintenance programs and vendor management.
• Demonstrated working knowledge of HVAC, plumbing, electrical, mechanical systems and safe use of tools.

Responsibilities

• Maintain a documented preventive maintenance program for building systems, equipment, and grounds.
• Conduct routine inspections of interior and exterior areas; promptly correct deficiencies.
• Manage and prioritize maintenance work orders; communicate expected completion dates.
• Inspect and maintain HVAC, plumbing, electrical, lighting, doors, and other facility systems.
• Coordinate licensed vendors for specialized work; verify completion and retain service records.
• Maintain readiness for fire, building, environmental, and life-safety inspections with logs and corrective actions.
• Keep exits and emergency routes clear; report and mitigate hazards promptly.
• Oversee emergency preparedness for outages, severe weather, and restoration of essential services.
• Respond to urgent maintenance issues and after-hours needs as required.
• Coordinate with Wellness, Housekeeping, and Dining leadership to maintain sanitary and functional spaces.
