Job summary

Foundry Commercial seeks a Maintenance Director to assist the Executive Director in maintaining and operating the physical aspects of the Community. You will organize, direct, and supervise the maintenance program, ensuring safety and compliance with policies and regulations.

The role emphasizes staffing, budget oversight, and coordination with contractors to deliver timely, cost-effective maintenance solutions per life safety codes.

Qualifications

• Minimum 2 years maintenance-related experience in senior living, hospitality, apartment complex, or similar background.
• Working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
• Must have a positive Criminal Background Screening.
• Must possess a valid driver’s license and acceptable MVR as driving is essential.

Responsibilities

• Recruit, train, manage, motivate, and evaluate Maintenance personnel.
• Schedule maintenance staffing including weekends and emergencies.
• Oversee payroll and time tracking, and submit payroll/NH paperwork.
• Prepare and monitor the maintenance budget within approved guidelines.
• Complete monthly maintenance task list and review with ED.
• Coordinate Community Safety Committee meetings.
• Ensure compliance with life safety codes and regulations.
• Monitor building life safety systems and HVAC operations.
• Oversee contractors to ensure timely completion to specifications.
