The Development Manager is responsible for overseeing the planning, entitlement, design, permitting, and development execution of Class A industrial real estate assets. The role leads projects from site due diligence through building completion and tenant improvements. The Development Manager will coordinate all internal and external stakeholders, municipalities, consultants, contractors, and utility providers to ensure successful project delivery.
Overall responsibility for development management, entitlement coordination, design oversight, permitting, and project administration from beginning to end. Responsibilities will include:
Work with Asset Management team to assist with land acquisition and development due diligence activities, including zoning analysis, utility availability, environmental review, floodplain assessment, title and survey review, access evaluation, and municipal development requirements.
Coordinate with municipalities, utility providers, economic development organizations, and regulatory agencies to advance project approvals and development objectives.
Manage zoning, entitlement, platting, site plan, permitting, and related approval processes.
Identify development risks and provide recommendations regarding project feasibility, schedule, and budget impacts.
Identify and assess qualified consultants and contractors to provide construction and design services for the project.
Manage and coordinate all consultants, contractors, and third-party management for each project.
Create budget guidelines for each project and monitor the costs through the completion of the project.
Prepare RFP (Request for Proposal) documents, for various types of construction projects; scope development, budget and timeline estimates, contractor qualification, and competitive bid solicitation.
Provide bid analysis, as well as consultant / contractor selection recommendations to Senior Management.
Prepare all contract documents for execution.
Set up and maintain an effective communication network for the project.
Ensure general contractor project delivery schedule and quality control is in line with expectations.
Maintain all required project data and records; log and track all design changes and modifications, construction changes, contract modifications and potential claims.
Work with accounting to maintain land basis allocations, infrastructure allocated costs, and reporting.
Maintain and monitor insurance requirements for all involved with the jobsite and project management.
Monitor construction process to ensure constructability standards and project delivery milestones are met.
Review and approve all RFIs, submittals, change requests, draw requests and invoices.
Prepare monthly project status reports, to include current schedules, variance to budget, potential cost overruns or scope changes. Proactively communicate potential areas that may impact schedule and/or budget.
Provide on-going communication of overall scope of work with Property operations team to promote minimal disruption to tenants, residents and guests.
Coordinate project closeout with all project consultants, general contractors, and lenders (as required).
Coordinate and manage building turnover process and perform project acceptance walkthrough to ensure compliance with project goals and scope.
Play an active role in working with Asset Managers to define a tenant’s scope of work.
Work with tenants through the build-out of their space to coordinate their fixturing and equipment requirements, working towards commencing leases timely.
