Job summary

OneWall Communities LLC seeks a Delinquency Manager in Middle River, MD to lead rent collection and delinquency strategies across two communities. You will drive reductions in aged receivables while ensuring compliant, resident-focused processes and data accuracy.

You will oversee notices, payment plans, and legal readiness, partnering with onsite teams to enforce policies and optimize performance. A strong analytical mindset and stakeholder communication are essential.

Qualifications

• Experience in property management, collections, delinquency management or a related field.
• Strong knowledge of rent collection practices and Fair Housing compliance requirements.
• Excellent communication and negotiation skills with residents and teams.
• Experience with property management systems (RealPage preferred).

Responsibilities

• Manage daily rent collections and monitor delinquency trends across assigned communities, aiming to reduce aged receivables and improve on-time payments.
• Collect and process payments and conduct proactive resident outreach to resolve delinquency.
• Update required reports, including the daily rent collection tracker and delinquency management tracker.
• Implement and enforce rent collection policies, notices, and delinquency procedures in compliance with state and local regulations.
• Handle court notices through eWrit and prepare, review, and submit required documentation.
• Establish, approve, and monitor payment plans within defined company guidelines, ensuring consistency and compliance.
• Exercise decision-making authority related to delinquency escalation and exception recommendations, escalating to leadership when required.
• Determine delinquency follow-up efforts, including resident communications, notices, and support for legal filings when necessary.
• Follow the collection process and timelines and ensure documentation is court-ready.
• Attend or support eviction proceedings as needed and ensure records are audit-ready and legally defensible.
• Analyze, prepare, and present delinquency and collections reports to leadership with trends and recommendations.
• Be data-driven in suggesting process improvements and reporting needs that support delinquency reduction.
