Job summary

KALCON is seeking an experienced Tenant Fit-Out (TFO) Project Manager to serve as an Owner’s Representative on newly constructed data center facilities in the United States. You will lead tenant space build-out, coordinate with the base build team, GC, and commissioning agents to ensure schedule, quality, and operational readiness.

Qualifications

• Bachelor’s degree in Construction Management or Engineering.
• 7–10 years of experience in design or construction of data center, semiconductor, lab, or other critical facilities.
• Experience supporting tenant fit-out, white space build-out, or MEP infrastructure delivery within data center or mission-critical environment.
• Working knowledge of MEP systems, commissioning processes, and turnover requirements.
• PMP, CCM, or PE license is a plus.
• Proficient use of MS Word, Excel, PowerPoint, and Project.
• Strong client relations and people management skills.
• Solid analytical and problem-solving skills with ability to identify and address issues.

Responsibilities

• Serve as the Owner’s Representative PM for the Tenant Fit-Out phase of a data center, overseeing execution, commissioning, and turnover.
• Oversee tenant fit-out construction activities including white space build-out, power/mechanical distribution, equipment installation, and controls integration.
• Coordinate with owner/developer, GC, base build team, tenant delivery, designers, and commissioning agents to align scopes and responsibilities.
• Monitor contractor performance against schedule milestones, quality, and safety compliance without directing construction means or methods.
• Review and approve submittals, RFIs, design clarifications, and field change requests related to tenant fit-out and system integration.
• Track tenant schedule milestones and align with campus master schedule and commissioning plan.
• Identify risks, support mitigation or recovery strategies with project controls leadership.
• Participate in progress, coordination, and commissioning readiness meetings; document actions and drive resolution of issues.
• Elevate constructability, access, sequencing, shutdowns, and tie-ins risks with recommended paths forward.
• Support testing, commissioning, punch list, and readiness for turnover; ensure tenant systems are complete and documented.
• Review progress reporting and pay-application documentation; provide owner recommendations.
• Provide clear reporting to owner leadership on progress, risks, decisions, and issues affecting delivery and readiness.
