Job summary

KALCON is seeking a Cost Manager to oversee budgets, pay applications, EAC/forecasting, and change management across data center construction projects. This role collaborates with the Director of Construction, PMs, procurement, cost consultants, and the GC to ensure financial accuracy and timely reporting.

Responsibilities include assembling proformas, reviewing GMP pricing, tracking allowances, and managing pay applications, EACs, and cost controls.

Qualifications

• 3+ years of cost management experience on construction projects.
• Bachelor’s degree in CM, engineering, finance, or related field.
• Proficient with Procore, MS Office, and project management tools; strong communication.
• Ability to read drawings, specs, and contracts with accuracy.
• Experience in budgeting, forecasting, reporting, cost analysis, risk, and value engineering.
• Leadership and collaboration skills; familiarity with codes and standards.
• Willing to visit job sites and work with PMs, engineers, contractors, stakeholders.

Responsibilities

• Assemble project proforma with Director and team.
• Review pre-construction budgets and GMP pricing.
• Coordinate cost consultants and cost managers.
• Oversee allowances, buyouts, and cost-control strategies.
• Handle pay applications, invoicing, and payments to subs.
• Prepare EACs, costs-to-date, commitments; monthly Procore snapshots.
• Manage procurement spend and vendor negotiations.
• Produce monthly/ad-hoc financial reports and support audits.
