Job summary

Columbia University in New York seeks a Manager of Custodial Services to lead undergraduate residential facilities on the Morningside Campus. You will design, implement, and refine custodial programs, procedures, and schedules, using performance data and feedback to drive continuous improvements.

  • Experience in the management of custodial services including workflow, resources, inventory management and personnel development.
  • Experience in managing a unionized workforce; excellent oral and written communication skills.

Responsibilities

  • Directs and oversees custodial services for undergraduate residential facilities on the Morningside Campus.
  • Provides technical expertise to optimize custodial operations and design targeted programs that ensure facilities are maintained in the most efficient and effective manner.
  • Develops, implements, and continuously improves custodial programs, procedures, and schedules; analyzes operational feedback and performance data to adjust programs, staffing levels, and schedules as needed.
  • Establishes departmental priorities and guides Supervisors in achieving objectives; allocates resources to optimize service delivery during peak demand.
  • Collaborates with Directors/Managers to promote a coordinated approach and maximize efficiency of complementary services.
  • Establishes and enforces performance standards; develops productivity metrics to monitor effectiveness and customer satisfaction.
  • Provides guidance to Supervisors in addressing employee performance issues and administers disciplinary actions as needed.
  • Evaluates and recommends enhancements to equipment, supplies, and procedures; ensures compliance with regulatory standards and safety initiatives.
  • Oversees inventories of parts, materials, and equipment; manages all personnel administration and collective bargaining matters.
  • Assists the Director in developing fiscal strategies and assesses capital plan impacts on custodial operations.
  • Performs other duties as assigned.

The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. The above hiring range represents the University’s good faith and reasonable estimate of the range of possible compensation at the time of posting.

Position Summary

Reporting to the Director of Custodial Services, the Manager is responsible for delivering a high-quality, reliable custodial services program supporting undergraduate residential facilities on the Morningside Campus. The Manager provides operational and technical leadership to ensure facilities are maintained efficiently and effectively. This includes designing, implementing, and continuously refining custodial programs, procedures, and schedules based on performance data, service feedback, and evolving operational needs.

Responsibilities
  • Directs and oversees custodial services for undergraduate residential facilities on the Morningside Campus
  • Provides technical expertise to optimize custodial operations and design targeted programs that ensure facilities are maintained in the most efficient and effective manner.
  • Develops, implements, and continuously improves custodial programs, procedures, and schedules. Analyzes operational feedback and performance data to adjust programs, staffing levels, and schedules as needed
  • Establishes departmental priorities and guide Supervisors in achieving strategic and operational objectives. Directs Supervisors in managing unit workload to ensure timely, high-quality responses to all service requests. Strategically allocate resources to optimize service delivery during periods of peak demand
  • Collaborates closely with the Director and partner with Managers and Supervisors across Facilities Management to promote a coordinated approach and maximize the efficiency and effectiveness of complementary services
  • Establishes and enforces performance standards to meet the service expectations of a diverse client base, and develop productivity metrics to monitor operational effectiveness and customer satisfaction. Continuously evaluates performance against established benchmarks and implement corrective actions as needed to ensure consistent service excellence
  • Provides guidance and support to Supervisors in addressing employee performance issues, including administering disciplinary actions in accordance with organizational policies
  • Evaluates and recommends enhancements to equipment, supplies, and operational procedures to improve efficiency and service quality.
  • Ensures all custodial activities and programs are conducted in full compliance with applicable statutory requirements and regulatory standards. Supports and promotes safety initiatives to maintain a safe working environment and foster a strong culture of safety awareness among staff.
  • Oversees the management of parts, materials, and equipment inventories to maintain appropriate stock levels and operational readiness.
  • Manages all aspects of personnel administration, including recruitment, training, performance evaluation, and separation of staff, as required. Interprets and administers collective bargaining agreements, addressing and resolving related issues in a timely and effective manner
  • Assists the Director in developing and implementing fiscal strategies to achieve departmental goals
  • Assesses the impact of approved capital plans on custodial operations and adjust programs, resources, and service delivery models accordingly to ensure continued efficiency and effectiveness
  • Performs other duties as assigned
Minimum Qualifications
  • Bachelor’s degree and 5 years of related field experience or 10 years of related field experience
  • Experience in the management of custodial services including workflow, resources, inventory management and personnel development required
  • Experience in managing a unionized workforce desired. Excellent oral and written communication skills required

  • Ability to work all shifts as needed.
