Responsibilities

  • Manage residential and commercial repair and reconstruction projects from start to finish.
  • Review approved estimates, scopes of work, contracts, selections, and project requirements.
  • Develop project schedules and coordinate employees, subcontractors, vendors, materials, inspections, and permits.
  • Conduct job-site inspections before work begins and throughout the project.
  • Maintain regular communication with property owners, insurance adjusters, subcontractors, vendors, and internal team members.
  • Explain timelines, work scopes, changes, delays, and expectations to customers.
  • Ensure work meets approved scope, codes, company standards, and customer expectations.
  • Identify scope discrepancies, hidden damage, and additional work requiring documentation or approval.
  • Prepare and submit change orders, supplemental documentation, photographs, measurements, and supporting information.
  • Monitor budgets, labor costs, materials, invoices, and profitability.
  • Order materials and confirm availability before scheduling work.
  • Ensure subcontractors maintain insurance, licensing, documentation, and quality standards.
  • Perform routine quality-control inspections and address workmanship concerns promptly.
  • Maintain complete project records, notes, photos, schedules, receipts, and communications.
  • Coordinate final walkthroughs, punch-list items, sign-offs and closeout documentation.
  • Assist with collecting deductibles, deposits, progress payments, and final balances as required.
  • Respond professionally to customer concerns and seek timely solutions.
  • Maintain safe, clean, organized job sites and follow OSHA requirements.

CONSTRUCTION PROJECT MANAGER – RESTORATION & RECONSTRUCTION

Rainbow Restoration of West Michigan is seeking an organized, dependable, and motivated Construction Project Manager to oversee repair and reconstruction projects following water, fire, mold, and other property damage.

Previous construction or project-management experience is preferred; however, we are willing to train the right candidate. Applicants with strong leadership, communication, organization, customer-service, or skilled-trades experience are encouraged to apply.

This position manages projects from the approved repair estimate through final completion. The ideal candidate communicates clearly, takes ownership of their work, solves problems, and can coordinate customers, subcontractors, vendors, insurance professionals, and internal team members.

Key Responsibilities
  • Manage residential and commercial repair and reconstruction projects from start to finish.

Qualifications

  • Ability to manage multiple projects and changing priorities.
  • Willingness to learn construction practices, project scheduling, estimating, documentation, and insurance-restoration processes.
  • Ability to provide excellent customer service in stressful situations.
  • Comfortable using computers, smartphones, email, project-management systems, and digital documentation.
  • Valid driver’s license with an acceptable driving record.
  • Ability to pass applicable background and employment screenings.
  • Dependable attendance and a professional appearance.
Preferred Qualifications
  • Experience with construction, remodeling, restoration, or property maintenance.
  • Experience coordinating employees, subcontractors, vendors, or customer projects.
  • Experience communicating with insurance adjusters or property owners.
  • Experience with Xactimate or similar estimating software.
  • Knowledge of water, fire, smoke, mold, and contents-restoration processes.
  • Relevant construction, restoration, lead-safe, OSHA, or IICRC certifications.
  • Established relationships with qualified subcontractors and vendors.
Physical Requirements
  • Ability to walk through active construction sites and damaged properties.
  • Ability to climb ladders and stairs, bend, kneel, and work in confined or unfinished areas when necessary.
  • Ability to lift and carry up to 50 pounds when needed.
  • Ability to work around construction-related dust, odors, noise, and changing temperatures while using required personal protective equipment.
  • Ability to drive between project locations throughout West Michigan.
