Job summary

Red Cedar Construction Services, LLC is seeking a Project Manager to own the full project delivery from award through closeout. You will manage contracts, budgets, schedules, and subcontractors while maintaining owner communications and safeguarding margin.

This role works within a structured GC platform using Procore, QuickBooks, and MS Project, collaborating with field teams, preconstruction, and the Director of Construction to drive on-time, on-budget project success.

Qualifications

• Bachelor’s degree preferred; equivalent field experience may substitute.
• Minimum 5 years of experience managing commercial construction projects with full P&L.
• Procore and QuickBooks (or equivalent ERP) with MS Project scheduling.
• PMP certification or equivalent; OSHA 30 required within 90 days.
• NC Building Contractor qualifier credentials or willingness to pursue.

Responsibilities

• Lead project startup with contract review, scope confirmation, buyout strategy, schedule baseline, and controls setup in Procore and Sage before first subcontractor mobilizes.
• Develop and maintain the project schedule in P6 or MS Project in collaboration with the Superintendent; enforce look-ahead planning discipline.
• Manage submittal and RFI logs; ensure timely processing and documentation of impact on cost, schedule, and scope.
• Own the project budget and cost forecast; produce monthly WIP updates with no surprises to leadership.
• Execute subcontractor buyout with discipline; level bids and close gaps before subcontract issuance.
• Manage pay applications, lien waivers, and billing in coordination with Project Accounting; resolve disputes promptly.
• Identify, price, and issue change orders; maintain a current change order log and ensure signed documents are on file.
• Direct and support the project Superintendent and lead APM/PE development; document weekly reviews and action items.
