Responsibilities

  • Lead day-to-day planning, coordination, execution, and financial management of assigned projects from preconstruction through closeout.
  • Serve as primary project team leader, coordinating with ownership, consultants, subcontractors, and field staff to deliver safely, on schedule, and within budget.
  • Collaborate with Project Executive on major decisions, client relations, and overall strategy.
  • Develop and manage project scope, schedule, and budget with the project team.
  • Provide leadership to Assistant Project Managers, Project Engineers, and other staff.
  • Identify and resolve project issues proactively.
  • Coordinate with owners, architects, consultants, field staff, and subcontractors to meet objectives.
  • Develop, maintain, and update short-term and master project schedules.
  • Monitor budgets, buyout status, forecasting, and financial performance.
  • Prepare monthly reports for ownership and investors.
  • Manage subcontractor buyout, including RFPs, bids, scope reviews, negotiations, and procurement.
  • Oversee submittals, long-lead items, and coordination with the design team.
  • Manage RFI process with complete documentation and timely responses.
  • Monitor design team response times to maintain schedule.
  • Lead QA/QC program and coordinate with owners, architects, engineers, and operations.
  • Conduct OAC meetings and prepare accurate minutes.

This is an opportunity to join an integrated development and construction team responsible for delivering projects from preconstruction through closeout while maintaining the highest standards of safety, quality, schedule, and budget performance.

The successful candidate will have extensive experience managing large-scale ground-up construction projects in New York City and will demonstrate strong leadership, organizational, and communication skills. Candidates with experience working for a developer, general contractor, or construction manager are encouraged to apply.

  • Review and evaluate subcontractor change order requests, determining entitlement and cost impacts resulting from design revisions, owner requests, or field conditions.
  • Oversee the submittal process, including preparation of submittal schedules, review of long-lead procurement items, and coordination with the design team.
  • Manage the RFI process, ensuring complete documentation, accurate markups, timely responses, and identification of potential cost or schedule impacts.
  • Monitor design team response times to maintain project schedule and ensure timely distribution of approved documents.
  • Lead the project quality assurance and quality control (QA/QC) program.
  • Coordinate with owners, architects, engineers, and operations teams to achieve successful project delivery.
  • Conduct Owner-Architect-Contractor (OAC) meetings and prepare accurate meeting minutes.
