Job summary

ProSource Group seeks a Senior Project Manager to lead a major ground-up 20-storey residential development in Manhattan. The role is hands-on, with full ownership of programme, budget, procurement, subcontractor management and client delivery.

Reporting to the Director of Operations, you will coordinate with the site leadership team through to completion, manage risk and ensure quality, safety and timely closeout of the project.

Qualifications

• Ground-up high-rise residential experience
• Experience delivering projects valued at $30M+
• Strong schedule, cost, procurement and coordination skills
• On-site in Manhattan
• NYC high-rise residential experience preferred
• Construction Management or Engineering degree preferred

Responsibilities

• Take overall project-management responsibility from current construction through completion.
• Manage programme, budget, procurement, change orders and commercial reporting.
• Lead coordination between the Superintendent, subcontractors, consultants and client team.
• Drive project schedules, look-aheads and recovery plans where required.
• Review drawings, submittals, RFIs and design changes.
• Lead project meetings and maintain clear communication with all stakeholders.
• Manage subcontractor performance, buyout, scopes and contractual obligations.
• Identify project risk early and put practical mitigation plans in place.
• Maintain high standards of quality, safety, documentation and closeout.

A well-established New York general contractor is seeking a Senior Project Manager to lead the delivery of a major ground-up residential project in Manhattan.

The project is a 20-storey development currently out of ground. This is a senior, hands-on position for someone who can take full ownership of programme, budget, procurement, subcontractor management and client delivery.

The successful candidate will report to the Director of Operations and work closely with the wider site and project leadership team through to completion.

Key Responsibilities

• Take overall project-management responsibility from current construction through completion.
• Manage programme, budget, procurement, change orders and commercial reporting.
• Lead coordination between the Superintendent, subcontractors, consultants and client team.
• Drive project schedules, look-aheads and recovery plans where required.
• Review drawings, submittals, RFIs and design changes.
• Lead project meetings and maintain clear communication with all stakeholders.
• Manage subcontractor performance, buyout, scopes and contractual obligations.
• Identify project risk early and put practical mitigation plans in place.
• Maintain high standards of quality, safety, documentation and closeout.

Requirements

• Current Senior Project Manager, or a strong Project Manager ready to step into a Senior PM role.
• Proven ground-up construction experience is essential.
• Experience delivering projects valued at $30 million or above.
• Strong project-management capability across schedule, cost, procurement and subcontractor coordination.
• Able to work fully site-based in Manhattan.
• NYC high-rise residential experience is highly desirable.
• Construction Management or Engineering degree preferred.
• Base salary of $200,000+.
