A well-established general contracting, construction management, and real estate development company is seeking an experienced Project Manager – New Construction to join its growing team.
The company develops, builds, rehabilitates, and manages high-quality residential and affordable housing projects throughout New York City, with a strong focus on sustainable, energy-efficient, and community-focused development.
Position Overview
The Project Manager will oversee ground-up residential and affordable housing projects from preconstruction through closeout, managing budgets, schedules, procurement, subcontractors, consultants, and overall project execution.
The ideal candidate will have strong ground-up multifamily experience and a background in high-performance building systems, geothermal/heat pump technology, green building, and/or Passive House construction.
This is a highly visible role working closely with owners, architects, engineers, consultants, subcontractors, regulatory agencies, and field leadership.
Key Responsibilities
- Manage ground-up construction projects from preconstruction through final closeout.
- Develop and manage project schedules, budgets, procurement plans, cost forecasts, and project documentation.
- Coordinate architects, engineers, consultants, subcontractors, vendors, utility providers, and regulatory agencies.
- Review drawings and specifications and proactively identify constructability issues, design conflicts, and project risks.
- Manage subcontractor procurement, contracts, change orders, payment applications, and project documentation.
- Monitor project costs, schedules, quality, and overall project performance.
- Serve as a primary point of contact for owners, consultants, lenders, agencies, and internal stakeholders.
- Coordinate permitting, inspections, commissioning, turnover, punch list, warranties, and final occupancy approvals.
- Oversee building systems, including HVAC, geothermal/heat pump systems, BMS/building automation, and other high-performance technologies.
- Ensure projects comply with applicable building codes, sustainability requirements, affordable housing requirements, and regulatory standards.
- Lead project teams and mentor junior staff.
- Maintain a strong culture of safety, quality, accountability, and collaboration.
Required Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- 5+ years of Project Management experience in ground-up multifamily, affordable housing, mixed-use, or residential construction.
- Experience managing projects through preconstruction, construction, and closeout.
- Strong knowledge of construction sequencing, building systems, and project delivery.Experience managing budgets, schedules, contracts, procurement, and subcontractors.
- Knowledge of NYC building codes, permitting, DOB processes, and regulatory requirements.
- Experience with commissioning and Building Management Systems (BMS).
- Proficiency with Procore, MS Project, Premier, or similar project management software.
Preferred Qualifications
- Experience with geothermal systems and heat pump technology.
- Experience with Passive House, green building, high-performance buildings, or sustainable construction.
- Experience with energy-efficient building systems and building electrification.
- Affordable housing experience, including LIHTC, HUD, HOME, or RAD programs.
- Experience with public-sector or nonprofit development.
- Bilingual English/Spanish.
- OSHA 30-Hour Construction Health and Safety certification.
- NYC DOB SST 62-Hour Supervisor certification.

Working Conditions
This is a site-based position requiring regular presence at construction sites throughout New York City.
