Job summary

Linbeck Group is seeking an Assistant Project Manager in Texas to oversee a defined scope on multi-million dollar contracts. The role emphasizes safety, owner-contract compliance, RFIs, submittals, SCOs, and closeout activities.

The candidate should have a Bachelor’s degree in construction or related field with 4+ years GC experience, strong supervisory and communication skills, and proven project results. On-site work with extensive coordination across teams.

Qualifications

• Bachelor’s degree in Construction, Engineering, Architecture, or Business and a minimum of 4-years of experience with a General Contractor.
• Demonstrated results on construction projects of similar type, size, scope, and complexity as contracted by Linbeck (strongly preferred).
• Proficient at overseeing another employee's work and motivating staff to achieve outcomes.

Responsibilities

• Execute the Linbeck Site Specific Safety Program, including BBS and Safety Walks.
• Understand the Owner Contract and manage the project to maintain compliance with terms.
• Create and manage the Potential Impacts and notify the Owner as required; manage the Potential Impact Log.
• Manage the RFI Log and distribute documentation to project team members.
• Create and manage internal review/execution of Subcontractor Change Orders in a timely manner.
• Create a clear submittal log and use pull scheduling dates to prioritize submittals with the Design Team and Subcontractors.
• Manage the submittal log and shop drawings for accuracy per contract docs and coordination with trades.
• Create and manage the Expediting Log to secure on-time material delivery with subcontractors.
• Implement QA/QC program elements such as A3s, Pre-Install Meetings and Peer Reviews.
• Utilize builder expertise to safely manage manpower and field execution with tools like checklists and logs.
• Manage Self-Perform financials including estimating, vendor contracts, changes, and monthly financials.
• Manage manpower and self-perform field execution to ensure safety and schedule.
• Evaluate subcontractor pay applications for percent complete and verify materials.
• Ensure COI and LSIP compliance for subcontractor insurance and related tools.
• Manage project logs and reports (Daily Reports, Meeting Minutes, Equipment Log).
• Create an effective project closeout plan and execute all aspects of project closeout.
• Assemble and transmit closeout documentation (Closeout Manual, O&Ms, Warranties, As-Builts).
