Job summary

Linbeck Group is seeking a Project Manager I to oversee construction projects from $10m to $100m on site. The role emphasizes timely decisions affecting schedule, cost, safety, quality, productivity, and client satisfaction. Requires a Bachelor’s degree and 10+ years with a General Contractor.

The Project Manager will lead scheduling, CFRs, CPM plans, and financial reporting, while ensuring QA/QC, subcontractor compliance, and change management are executed to protect margins and project success.

Qualifications

• Bachelor’s Degree in Construction, Engineering, Architecture, or Business.
• 10 or more years of construction project experience working for a General Contractor.
• Advanced Developmental Leadership to effectively grow one’s self, others, and teams.

Responsibilities

• Utilize master scheduling software to develop and maintain GMP, baseline and continuously updated project schedule.
• Manage the Project Financial Report (PFR) to project committed, allocated, and unallocated cost and related savings or loss.
• Compile and prepare the monthly Construction Financial Report (CFR) to show project financial status and margin goals.
• Plan for and manage project-specific Non-Billable Costs to meet margin goals.
• Use Job Dashboard to understand status and update reporting.
• Create and manage a Work Plan for Confidential Payroll employees monthly.
• Evaluate subcontractor pay applications by reviewing percent complete against field conditions.
• Manage subcontractor insurance compliance (COI/LSIP) with relevant tools.
• Manage Self-Perform financials to meet margin goals including estimating and monthly financials.
• Implement QA/QC program such as A3s, Pre-Install Meetings and Peer Reviews.
• Create and manage internal review/execution of Subcontractor Change Orders (SCO).
• Understand change management workflow from initiating activity to OCO/SCO and integration into PFR/Owner SOV.
• Create and manage internal review/execution of Owner Change Orders (OCO).
• Manage subcontractor buyout and reconciliation throughout project.
