Job summary

Essex Property Trust in San Mateo is seeking a Construction Execution Project Manager to plan and execute capital improvements and renovations across properties. The role ensures vendor management, cost controls, and adherence to capital budgets and policies, reporting weekly on progress and outcomes.

You will coordinate external vendors, approve bids, and safeguard schedules, quality, and safety while aligning with Essex’s maintenance and capital strategies.

Qualifications

• Minimum 3 years of experience in multi-family construction project management.
• Must supervise and monitor projects to ensure quality.
• Proficient in general maintenance including plumbing, electricity, painting, drywall, carpentry, and life safety equipment.
• Basic computer knowledge with Excel and MS Word; ability to draft contract documents (RFPs, Scopes of Work, Specifications).
• Must carry a cellular/iPhone and be available for on-call services 24/7.

Responsibilities

• Monitor and supervise vendors/contractors for quality and timely completion.
• Ensure compliance with contracts, city codes, permits, and liability controls.
• Maintain records for projects and track expenses and reports.
• Obtain approvals for capital improvements per policies and limits of authority.
• Assist Lead Maintenance Supervisors and Property Managers to optimize resources.
