Job summary

Essex Property Trust, based in San Mateo, CA, seeks a Construction Execution Project Manager to lead capital improvements and renovation programs for assets, ensuring scope, bids, budgeting, and vendor selection align with company policies.

You will monitor contractor performance, manage capital budgets, and ensure compliance with city codes and safety standards, while coordinating with maintenance teams to optimize resources and cost savings.

Qualifications

• Minimum of 3 years of experience in multi-family construction project management.
• Ability to supervise and monitor projects to ensure quality.
• Proficiency in general maintenance including plumbing, electrical, painting, drywall, carpentry, etc.
• Three certificates from related institutes or 4+ years inter-company experience.
• Proficient with Excel and MS Word; drafting contracts and specs.

Responsibilities

• Monitor and supervise all vendors or outside contractors for quality and timely completion.
• Ensure compliance with contract agreements, codes, permits, and liability mitigation.
• Maintain records, track expenses, and generate weekly/monthly reports.
• Approve capital improvements per Essex policies andLimits of Authority.
• Coordinate with Lead Maintenance Supervisors and Property Managers to optimize resources.
• Identify liability hazards and oversee safety and remediation programs.
