Job summary

Essex Property Trust is seeking a Construction Execution Project Manager to oversee capital improvements and renovation programs, ensuring adherence to policies and cost efficiency. You will generate project scopes, solicit bids, and manage capital budgets across multiple properties.

The role requires coordinating vendors, monitoring compliance, and maintaining detailed records. A strong background in multi-family construction management and formal maintenance training is essential for success.

Qualifications

• Minimum of 3 years of experience in multi-family construction project management.
• Proficient in general maintenance including plumbing, electrical, painting, drywall, carpentry, roofs and life safety equipment.
• Three certificates from related institutes reflecting completion of maintenance related courses, or 4+ years inter-company experience.

Responsibilities

• Monitor and supervise all vendors or outside contractors to ensure quality and timely completion.
• Monitor compliance with contract agreements, city codes, permits and liability exposure.
• Maintain records for assigned projects and track expenses and reports.
• Obtain approvals for capital improvements per policies and limits of authority.
• Ensure vendors are licensed, insured, and approved for projects.
• Provide guidance to Lead Maintenance Supervisors and Property Managers to optimize resources.
