Qualifications

• 15 years full-time professional experience with an Architecture degree, including 10 years as Construction Administrator and 5 years as Designer.
• Public/educational facility projects with $8M+ single project value or $80M+ combined value.
• 15 years as Project Superintendent/Manager on public/educational and/or large commercial projects with high-value coordination.
• Two years of college coursework plus five years of additional experience can substitute for the education requirement.
• Proficient in writing RFCs, reviewing submittals, and reviewing change orders.

Responsibilities

• Assist in defining and reviewing scope of work and schedule, including interim housing requirements.
• Provide value engineering recommendations at design outset.
• Comment on design deliverables to reduce RFIs and Change Orders.
• Ensure documents are coordinated between design disciplines.
• Prepare comprehensive constructability review of pre-bid construction documents.
• Coordinate efforts with the Design Manager and Owner Authorized Representative.
• Perform other duties as assigned.

Francison Consulting is seeking an experienced Constructability Review Specialist to support the Los Angeles Unified School District's Facilities Services Division, Project Execution program. In this role, you will support the Design Manager and Owner Authorized Representative during the preconstruction phase, helping reduce RFIs and Change Orders through thorough constructability review.

This is an opportunity to apply your design and construction expertise to meaningful school facility projects, working collaboratively with design professionals and District staff before construction begins.

Position Summary

The Constructability Review Specialist will support the Design Manager and Owner Authorized Representative during the preconstruction phase. Core responsibilities include:

• Assisting in defining and reviewing the Project Requirement Document scope of work and schedule, including interim housing requirements
• Making value engineering recommendations at the outset of the design
• Commenting on the design professional's deliverable, identifying inconsistencies, ambiguities, conflicts, errors, and omissions in the progress plans to reduce RFIs and Change Orders
• Ensuring documents are coordinated between design disciplines
• Preparing comprehensive constructability review of pre bid construction documents
• Coordinating the above efforts with the Design Manager and Owner Authorized Representative in a collaborative way
• Performing other duties as assigned

Minimum Qualifications

Candidates who meet one of the following will be considered:

Option 1

• 15 years full time professional paid experience with an Architecture degree, including 10 years acting as a Construction Administrator and 5 years acting as a Designer
• Construction Administrator experience shall be on a public/educational facility construction project with full responsibility for supporting those projects
• Projects shall have a construction value of $8M or more for a single project, or a combined cumulative project value of $80M

Option 2

• 15 years full time paid professional experience as a Project Superintendent or Project Manager on a public/educational facility construction and/or large commercial projects, with full responsibility for coordinating complex projects with a construction value of a single project in excess of $30M and a combined cumulative project value of $400M

Option 3

• Minimum of two (2) years of college level coursework from a recognized college, university, or trade school, plus five (5) years of additional experience, which may be substituted for the educational requirement

• Works quickly, efficiently, and confidently
• Proficient in writing RFCs, reviewing submittals, and reviewing change orders
• Proficiency in computer programs (MS Word, MS Excel, etc.), including Bluebeam
