Job summary

Triangle DeCon Services Inc. is seeking a Constructability Review Specialist for a Los Angeles Unified School District project.

The role supports the Design Manager and Owner Authorized Representative during preconstruction with constructability reviews and coordination across design disciplines. Ideal candidates have extensive construction administration experience, especially on public/educational facilities with large project values, and strong skills in value engineering and documentation

Qualifications

• 15 years' full-time professional experience with an Architecture degree and the following: 10 as Construction Administrator, 5 as Designer.

Responsibilities

• Assists in defining and reviewing the Project Requirement Document scope of work and schedule.
• Makes value engineering recommendations at the outset of the design.
• Comments on design deliverables to reduce RFIs and Change Orders.
• Ensure documents are coordinated between design disciplines.
• Prepares comprehensive constructability review of pre-bid construction documents.
• Coordinates efforts with the Design Manager and Owner Authorized Representative.
• Performs other duties as assigned.

This is a full-time position with Los Angeles Unified School District.

The Constructability Review Specialist supports the Design Manager and Owner Authorized Representative during the preconstruction phase by reviewing project scope, schedules, design documents, and pre-bid construction documents for constructability and coordination. This role identifies inconsistencies, conflicts, errors, and omissions within design documents, provides value engineering recommendations, and helps ensure coordination across design disciplines. The position plays a key role in reducing potential RFIs, change orders, project delays, and construction issues through comprehensive and collaborative design and constructability reviews.

Responsibilities

Supports the Design Manager and Owner Authorized Representative during the preconstruction phase in the following efforts:

• Assists in defining and reviewing the Project Requirement Document scope of work andschedule including interim housing requirements
• Makes value engineering recommendations at the outset of the design
• Comments on the design professional's deliverable identifying inconsistencies, ambiguities,conflicts, errors and omissions in the progress plans to reduce RFIs and Change Orders
• Ensure documents are coordinated between design disciplines.
• Prepares comprehensive constructability review of pre-bid construction documents
• Coordinates the above efforts with the Design Manager and Owner Authorized Representativein a collaborative way
• Performs other duties as assigned

Required Experience:

• 15 years' full-time professional paid experience with an Architecture degree and the following:
  a. 10 of those years must be acting as a Construction Administrator
  b. 5 years remaining must be acting as a Designer.
  c. Construction Administrator experience shall be on a public/educational facility
  construction project with full responsibility for supporting those projects.
  d. Projects shall have a construction value of $8M or more for a single project or with a
  combined cumulative project value of $80M.
  OR
• 15 years full time paid professional experience as a Project Superintendent or Project
  Manager on a public/educational facility construction and/or large commercial projects withfull responsibility for coordinating complex projects with construction value of a single project
  in excess of $30M with a combined cumulative project value of $400M.
  OR
• Minimum of two (2) years of college level coursework from a recognized college, university or
  trade school and five (5) years additional experience may be substituted for the educational
  requirement.

Additional Qualifications:

• Works quickly, efficiently and confidently
• Proficient in writing RFC's, reviewing submittals and change orders
• Proficiency in computer programs (MS Word, MS Excel, etc.), including Bluebeam
