Phipps Houses in New York, NY is seeking a Compliance Specialist to manage the re-rental of vacant units across its portfolio. You will process applicant files in accordance with LIHTC and HUD regulations, review verifications, request required documentation, and accurately calculate household income to determine eligibility.
You will ensure full compliance with affordable housing program requirements by maintaining complete, accurate, and audit-ready applicant files.
Phipps Houses is one of the nation's oldest and largest not-for-profit developer/owners of affordable housing. It is a multi-faceted real estate organization, involved in the development, finance, construction and asset management of new and rehabilitated multi-family housing for low to middle income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and some commercial property management, and its tax-exempt affiliate, Phipps Neighborhoods, provides human services to its development communities.
The Compliance Specialist will play a key role in the re-rental of vacant units across the Phipps Houses portfolio. Working as part of a small, collaborative team, the ideal candidate will be responsible for processing applicant files efficiently and ensuring compliance with LIHTC and HUD guidelines.
Salary range for this role is $66,300 - 70,000
Process applicant files in accordance with LIHTC and HUD regulations, including initiating applicant outreach and reviewing third-party verifications, requesting required documentation, and accurately calculating household income to determine eligibility.
Ensure full compliance with affordable housing program requirements by maintaining complete, accurate, and audit-ready applicant files.
Prepare and generate lease agreements using RealPage (On-Site), and coordinate lease execution, including collection of first month’s rent and security deposits.
Create and manage guest cards and process move-ins using Yardi, ensuring accurate data entry and timely onboarding.
Coordinate with property managers to schedule key pick-up and facilitate smooth resident move-ins.
Prepare, review, and finalize subsidy packages in compliance with applicable program guidelines.
Maintain and manage multiple waiting lists using Excel, ensuring proper tracking, updates, and adherence to fair housing regulations.
Assist VP of Rentals and Assistant Director of Rentals with any necessary work within the Rentals department
Other duties may be assigned as required for efficient operations
