Job summary

The role oversees leasing, maintenance, safety, and financials; leads on-site teams; coordinates repairs; ensures lease compliance and strong resident relations. Exempt, full-time position demanding communication, budgeting, and leadership aligned with Cardinal values.

Qualifications

• Four (4) years’ experience in property management.
• Strong working knowledge of leasing, marketing, construction, residential law and resident relations.
• Entrata is preferred for property management software.
• Working knowledge of Microsoft Office Word, Excel, and Google platform.
• Ability to analyze a monthly financial statement and prepare budgets/operating forecasts.
• Ability to note deviations from financial plan and recommend actions.
• Strong written and verbal communications skills.
• Ability to understand and carry out industry-specific written/oral direction with problem solving.
• Present ideas clearly, negotiate and persuade to meet objectives.
• Ability to work independently as a project leader and with remote teams.
• Attention to detail and good organization; professional appearance.
• Strong client relations and supervisory experience.

Responsibilities

• Demonstrate a positive, client-oriented attitude toward the company, residents, clients, and the public.
• Strive to improve community performance to meet financial/operational goals.
• Direct day-to-day activities of loss prevention, risk management, safety, maintenance, marketing, leasing, and upkeep.
• Develop income by managing cash flow and leasing strategy.
• Analyze monthly financial statements and variances from budget; advise on receivables strategies.
• Maintain complete community files and final audits; ensure lease data is input correctly.
• Coordinate collection and documentation of revenues per lease obligations.
• Engage, contract, supervise, and approve invoices for maintenance needs.
• Lead on-site maintenance, office staff, and leasing teams.
• Manage resident relations, repairs, rent charges, and lease issues.
• Participate in Cardinal U training and monitor team participation.
