Job summary

Cambio Property Management, LLC seeks a seasoned Community Manager in Springfield, IL to oversee daily operations, drive occupancy, and deliver exceptional resident experiences while upholding EPIC values.

You will manage budgets, vendor relations, marketing, and leasing, coordinate with homeowners and HOA's, and lead a small team. Flexibility for evenings/weekends is required; a valid driver's license and reliable transportation are needed.

Qualifications

• High school diploma or GED.
• Five+ years of property management experience.
• Experience creating and analyzing budgets, P&L's, and financial reports.
• Marketing, sales, and leasing experience.
• Strong management and operational skills including customer service, public relations, and performance management.
• Ability to be available for residents and community needs after hours.
• Excellent communication skills including written and verbal.
• Excellent computer literacy in MS Office suite of products and software applications including Yardi, Rent Manager, Back Office, and Manage America.
• Must maintain a valid driver license and clean driving record.
• Must have reliable transportation to work.
• Must maintain an active and working personal mobile phone.
• A growth mindset; always testing and learning.
• Willingness and ability to present self in a neat, clean, and professional manner always throughout the workday and/or whenever present at the community.

Responsibilities

• Manage day-to-day operations of the community.
• Increase occupancy through sales and leasing.
• Prepare monthly, annual, and long-term budgets; meet revenue and leasing goals.
• Complete monthly P&L variance reports.
• Manage all third-party vendors.
• Develop local market marketing strategies.
• Oversee all aspects of the home rental program.
• Maintain physical appearance and infrastructure per standards.
• Comply with local regulations.
• Report occupancy and sales accurately.
• Forecast sales and occupancy.
• Enforce rules for residents and staff.
• Maintain open office hours at the office.
• Attend virtual meetings via Teams.
• Flexible hours including nights and weekends.
• May be reassigned location.
• Other duties as assigned.
