Qualifications

• 2+ years of related property management in multifamily.
• Knowledge of RealPage and Onesite.
• Excellent interpersonal communication and leadership.
• Able to multitask and meet deadlines.
• Reliable with strong accountability.
• Strong organizational skills and attention to detail.
• Valid driver’s license and proof of liability insurance required.

Responsibilities

• Operate the asset in owner’s best interest per Carleton policies.
• Maintain accurate records of all community transactions.
• Ensure rents, fees, and charges are collected timely.
• Process residency applications and verifications.
• Prepare annual budgets and income projections.
• Follow up delinquent accounts and pursue collections.
• Monitor expenses within guidelines.
• Maintain tenant files and documentation.
• Show vacant apartments using marketing procedures to maintain occupancy.
• Complete Rental Agreements.
• Make daily bank deposits.
• Prepare detailed reports.
• Complete move-out reports and reconcile security deposits.
• Address resident concerns professionally.
