Job summary

Greystar in Charlotte is seeking a Property Manager to lead day-to-day operations of a 260-unit mid-rise community. You will guide staff, manage budgets, set rents, and ensure compliance with housing laws.

Responsibilities include lease enforcement, financial reporting, vendor management, and ongoing owner communications. A bachelor’s degree and 4–6 years of PM experience are preferred; strong software skills are valued.

Qualifications

• Bachelor's degree preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of relevant property management experience.
• Ability to manage multiple priorities in a fast-paced environment.

Responsibilities

• Develop budgets by analyzing financial statements and market data.
• Set rent rates and monitor collections, prepare monthly financial reports.
• Approve vendor invoices and ensure insurance certificates and codes.
• Manage expenditures within approved budgets and oversee petty cash.
• Oversee lease enforcement, applications, renewals, and notices.
• Analyze market trends to drive occupancy and revenue strategies.
• Address resident questions and resolve service issues promptly.
• Ensure maintenance staff meet company standards and safety.
• Conduct regular property inspections and maintain appearance standards.
• Supervise staff, recruit, orient, and train team members.
• Engage with owners and provide performance updates as needed.
• Complete accounting, financial, and administrative reports.
