Job summary

Greystar Worldwide, LLC is seeking a skilled Community Manager to oversee day-to-day operations of a 235-unit property in DTLA. You will lead a team, manage budgets and leasing, and ensure compliance with housing laws and company policies.

Ideal candidates have 4–6 years of property management experience, strong communication, and proficiency with Yardi. The role includes a competitive benefits package and housing discount.

Qualifications

• Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of relevant experience that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate the work of a team
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with the ability to work independently, as a leader, and as a collaborative member of a team.

Responsibilities

• Provides input into the development of budgets for the property by analyzing and evaluating financial statements and access to operational reports.
• Meets targeted revenues by setting rent rates, ensuring rent and fees are collected, posting, making deposits, and reviewing monthly financial status reports.
• Approves invoices from vendors, contractors, and service providers; ensures certificates of insurance; codes charges; and coordinates between vendor, accounting, and owner.
• Controls expenditures by staying within the budget and manages the petty cash fund.
• Oversees lease enforcement by approving applications, renewals, inspections, notices, evictions, and late fees as per lease terms.
• Gathers and analyzes market trends and implements marketing and leasing strategies to hit occupancy and revenue goals.
• Promotes resident satisfaction by addressing complaints and service requests and ensures maintenance meets company standards.
• Conducts regular property inspections to ensure safety, cleanliness, appearance, and appeal.
• Supervises staff by interviewing, hiring, orienting, training, and managing performance.
• Assists in managing the client/owner relationship with tours, updates, and response to requests.
• Completes accounting, financial, administrative reports and other duties as assigned.
• For California Only: manage lease process using the California Lease File Checklist.
