Job summary

Middleburg Communities seeks an experienced Community Manager to oversee apartment community operations under the Regional Manager. The role emphasizes excellent customer service, cash-flow optimization, NOI achievement, and a high-quality living environment for residents.

The Community Manager leads the team, promotes the mission and values, and ensures daily functions are completed efficiently, from leasing to financial reporting and maintenance oversight.

Qualifications

• College degree (BA or BS) or equivalent years of service.
• Minimum 3 years of property management experience.
• ARM, CPM, CAM, CAPS or other applicable designation preferred.
• OneSite/RealPage experience or computerized accounting knowledge.
• Knowledge of budgets and financial statements; proficient in Word and Excel.

Responsibilities

• Manage net income, revenue growth, rent collection, and NOI against budget.
• Oversee leasing activities, A/R, deposits, delinquencies, and evictions when needed.
• Develop annual operating budget and monitor expenses; implement cost-saving measures.
• Monitor marketing, leasing, move-ins/outs, and occupancy to maximize NOI.
• Lead, coach, and develop the property team; ensure safety and compliance.
