Job summary

NRP Investments is seeking a Community Manager for Beech Grove Station in Beech Grove, IN. You will lead daily property operations, drive customer service, coordinate leasing activities, and ensure financial performance and regulatory compliance for a resident-focused affordable community.

As a member of the NRP team, you will oversee budgeting, revenue optimization, delinquency reduction, and safe, well-maintained living spaces while guiding a property team to deliver exceptional service and

Responsibilities

• Oversee all financial performance of the property and work towards achieving budgeted NOI
• Maximize cash flow by optimizing revenue, reducing delinquencies, and ensuring timely rent collection
• Ensure Yardi data integrity and timely leasing activities, A/R & A/P processing
• Develop cost-saving strategies and assist in annual operating budgeting with the Accounting team
• Review financial statements and prepare variance reports monthly
• Oversee capital improvements and maintenance and ensure proper invoicing and vendor management
• Act as property representative in court proceedings under direction of legal counsel
• Support leasing team with showings, inquiries, and move-in paperwork
• Monitor market rents and demographics for competitive pricing and renewal management
• Ensure compliance with Fair Housing and related regulations and maintain high shop scores
• Coordinate safety meetings and manage risk in daily operations
