Job summary

Guardian Real Estate Services LLC is seeking a full-time Community Manager at Wyndhaven in Hillsboro, OR. The role manages operations for a LIHTC property, supervises staff and vendors, and ensures compliance with housing laws and ownership goals.

The position features a 40-hour schedule, salary range $78k–$82k plus bonus potential, and comprehensive benefits including health, dental, FSA, 401(k), vacation and holidays.

Qualifications

• High school diploma or GED.
• At least two years of experience managing a multi-family community.
• At least one year in affordable housing or related industry.
• At least one year of supervisory experience.
• Strong understanding and enforcement of Fair Housing and Landlord Tenant Laws in Oregon.
• Excellent attention to detail and organizational skills.
• Strong customer service skills.
• Strong mathematical skills and basic budgeting.
• Basic technology and computer skills; willingness to learn new programs.
• Ability to read/write/speak English.
• Effective and timely written/verbal communication.
• Ability to complete training requirements on schedule.

Responsibilities

• Always represent Guardian in a positive and professional manner.
• Coordinate property management efforts to meet ownership goals.
• Manage property operations in compliance with local, state, and federal laws.
• Assist in developing operating and capital budgets under supervision.
• Analyze monthly financial statements and manage cash flow and collections.
• Administer budgets and advise on efficiency and profitability.
• Ensure compliance with affordable program requirements.
• Complete income certifications and re-certifications timely.
• Coordinate revenues and accounts receivable per lease obligations.
• Maintain confidentiality of resident, property, and Guardian information.
• Direct day-to-day activities of staff; supervise and coach employees.
• Record time worked and enforce timekeeping guidelines.
• Oversee leasing activities and tenant billings; analyze lease clauses; report vacancies.
• Identify leasing prospects and respond to routine inquiries.
• Collect delinquent accounts per legal guidelines; liaise with accounting.
• Work with Regional Property Manager to supervise vendors.
• Approve invoices within budget; liaise with corporate as needed.
• Lead site staff meetings and document minutes for corporate review.
• Pursue process improvements to meet resident needs and ownership goals.
• Perform other duties as assigned.
