Job summary

Guardian is seeking a Full-Time Community Manager for Acacia Heights in Phoenix, AZ. The role oversees day-to-day property operations for two LIHTC-affordable communities, ensuring compliance, budgeting, and superior resident service.

The ideal candidate will manage staff, coordinate budgets, and maintain property standards while upholding Fair Housing and Landlord Tenant Laws. This fast-paced position offers growth, comprehensive benefits, and a clear path to leadership within Guardian.

Qualifications

• Two (2) years of experience managing a multi-family community.
• At least one (1) year of experience in affordable housing (LIHTC) or related industry.
• At least one (1) year of supervisory experience.
• Strong understanding of and willingness to enforce Fair Housing and Landlord Tenant Laws in Oregon.
• Excellent attention to detail and organizational skills.
• Strong customer service skills.
• Strong mathematical skills and basic understanding of property budgets.
• Basic technology, internet and general computer use skills; willing to learn new programs.
• Ability to speak, read and write in English.
• Ability to communicate effectively and in a timely manner, both verbally and in writing.
• Ability to complete company training requirements within deadlines.

Responsibilities

• Represent Guardian in a positive and professional manner.
• Coordinate and oversee property operations to meet obligations.
• Ensure compliance with local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA).
• Assist in operating income/expense budgets and capital budgets.
• Analyze and report monthly financial statements and variances.
• Administer budgets and optimize operations for resident satisfaction and profitability.
• Ensure compliance with affordable program requirements.
• Complete income certifications and re-certifications.
• Coordinate revenues and accounts receivable following leases.
• Lead site staff meetings and supervise vendors.
• Improve processes to meet resident needs and ownership goals.
• Other duties as assigned by the Regional Property Manager.
