Guardian Real Estate Services LLC is seeking a dynamic Community Manager for Fairhaven Gardens in Salem, OR. You will supervise staff, oversee property operations, ensure compliance with Fair Housing and leases, and drive resident satisfaction.

The role emphasizes organization, budgeting awareness, and strong communication. 40 hours/week, Monday–Friday, with competitive hourly pay and benefits.

Qualifications

• High school diploma or GED.
• At least two years of experience managing a multifamily community.
• At least one year of experience working in affordable housing or relevant industry.
• At least one year of supervisory experience.
• Strong understanding of and willingness to enforce Fair Housing and Landlord-Tenant Laws (Oregon).
• At least one year developing, maintaining and adhering to an annual budget.
• Excellent attention to detail and organizational skills.
• Strong mathematical skills and basic understanding of property budgets and financial accounting.
• Ability to speak, read and write in English.
• Effective and timely verbal/written communication.
• Able to complete training requirements within deadlines.

Responsabilités

• Represent Guardian in a positive and professional manner at all times.
• Act as the primary coordinator to ensure property management obligations are met.
• Manage all property operations in compliance with local, state, and federal laws (Fair Housing, Landlord-Tenant, OSHA).
• Assist in developing operating income/expense budgets and capital budgets per owner objectives.
• Analyze and report monthly financial statements including variances and cash flow.
• Administer budgets, review and analyze operations, and recommend actions to maximize efficiency and resident satisfaction.
• Coordinate collection and documentation of all revenues following lease obligations and AR policies.
• Follow confidentiality guidelines for resident, property, owner, and Guardian information.
• Direct day-to-day activities of other property staff; hire, discharge, evaluate, coach, and discipline with Portfolio Manager direction.
• Accurately record time worked; approve site time records daily.
