Job summary

Horizon Land Management is seeking a Community Manager for our Ballston Spa, NY property. You will oversee daily operations, manage resident interactions, and serve as the liaison between the company and residents.

The role requires strong organization, customer service, and knowledge of fair housing laws. You will coordinate between residents, staff, and vendors, handle rent processes, notices, and maintenance to keep the community welcoming.

Qualifications

  • Proficiency with Microsoft Office Suite.
  • Ability to learn and use property/operations software.
  • Comfort with computer software and data entry.
  • Excellent organizational skills and attention to detail.
  • Excellent written and verbal communication.
  • Familiarity with Fair Housing laws in assigned state.
  • Strong customer service and interpersonal skills.
  • Self-motivated and proactive.
  • Comfortable being hands on and on feet.

Responsibilities

  • Collect rent payments and prepare deposits.
  • Process lease documents for new residents.
  • Provide park rules and literature to new residents.
  • Issue notices including late or balance notices.
  • Prepare court documents and oversee evictions for delinquent accounts.
  • Enforce rules and remedy violations in a timely manner.
  • Enter prospect cards and information into rent software.
  • Follow up with prospective clients by phone and email.
  • Process tenant applications and track information.
  • Run background checks on new residents.
  • Show homes available for sale to prospective residents.
  • Address resident issues and record feedback to settle non-monetary items.
  • Keep Manager apprised of resident relations information.
  • Provide feedback and improvements to the community.
  • Act as onsite contact for 3rd party contractors and applicants.
  • Oversee maintenance and ensure park infrastructure and homes are well maintained.
  • Perform other related duties as assigned.

Community Manager

The Community Manager is responsible for to overseeing and managing the daily operations, tasks and interactions within their assigned property. This position will also act as a liaison between the company and the community of residents by addressing resident issues and helping meet the needs of their community.

Job Duties for this role include:

  • Collect rent payments and prepare payments for deposits
  • Processes and issues lease documentation for new residents.
  • Provides park rules, and other community literature to new residents.
  • Issues notices including, but not limited to Late Notices, Balance Notices or other legally required notices.
  • Prepare court documents, agent for court, file eviction papers and oversee eviction proceedings for delinquent accounts.
  • Enforce rules, issue violations, and ensure violations are remedied in a timely manner.
  • Complete and upload all prospect cards and information into rent software
  • Follow up with prospective clients via phone and email.
  • Process tenant applications and enter prospect information into tracking system.
  • Run background checks on new residents.
  • Show prospective residents’ homes available for sale.
  • Address resident issues, record resident comments and seek to settle all non-monetary issues.
  • Keep Manager apprised of appropriate resident relations information.
  • Provide feedback and recommend improvements to assigned community.
  • Act as the onsite contact for most 3rd party contractors, and applicants
  • Oversee maintenance function and ensure the park is adequately maintained by ensuring all park infrastructure, common area, and homes are well maintained.
  • Performs other related duties as assigned.

Required Knowledge, Skills, Abilities

  • Proficiency in Microsoft Office Suite

Physical Job Requirements

  • Mobility to constantly alternate between sitting, standing, walking, crouching, and kneeling as required to perform job responsibilities. 25% or more of the time will be spent walking around assigned properties daily.
