Job summary

Blue Castle Agency is seeking a Community Manager in Lincoln, NE to lead on-site operations, drive NOI, occupancy, and collections, and partner with the sales team to keep homes market-ready.

You’ll manage a small team, coordinate vendors, and ensure compliance with Fair Housing standards while delivering a superior resident experience and timely work-order resolutions.

Qualifications

• 3+ years in manufactured housing community management and operations
• Leads a team of direct reports
• Reads NOI, occupancy, and collections numbers
• Knowledge of Fair Housing standards and state landlord-tenant law
• Strong vendor management and capital project coordination
• Resident-service mindset and proactive problem-solving
• Experience partnering with sales or leasing teams is a plus
• Comfort with collections and delinquency conversations

Responsibilities

• Lead a team of on-site direct reports with coaching and performance management
• Collaborate with the on-site sales team to keep homes ready and clear roadblocks
• Hit monthly and quarterly NOI, occupancy, and collections targets
• Own the community’s occupancy; keep homes and grounds show-ready
• Track NOI and manage vendor and staff spending
• Ensure rent is billed and collected on time; handle notices and payment agreements
• Flag capital project needs and coordinate vendor logistics
• Build a resident experience that encourages renewals; manage tickets and work orders within 48 hours
• Stay compliant with federal and state housing regulations including Fair Housing

Community Manager

$48,000 – $52,000 / year base + performance-based bonuses

OVERVIEW

This is an operational leadership role at a manufactured housing community — not a selling position. Sales and leasing are handled by a dedicated on-site sales team, so you're focused on running the property: your team, the numbers, the residents, and the physical community itself.

WHAT YOU'LL DO

• Lead a team of on-site direct reports — coaching, one-on-ones, and performance management across the community
• Partner closely with your community's dedicated sales team, keeping homes ready to show and clearing anything in their way
• Hit monthly and quarterly targets for net operating income, occupancy, and collections
• Own your community's contribution to full occupancy — keep homes and grounds ready to show and route every prospect to the right next step
• Track and protect a positive NOI, managing vendor and staff spending closely
• Keep rent billed accurately and collected on time, executing legal notices and payment agreements when neededKeep curb appeal sharp — manage grounds vendors and hit mystery shop standards
• Flag capital project needs and property risks to your Regional VP and coordinate vendor logistics for capital work
• Build a resident experience worth renewing — resolve tickets, keep ledgers accurate, and close out work orders within 48 hours
• Stay compliant with federal and state housing regulations, including Fair Housing standards

WHAT IT TAKES

• 3-5+ years of experience in manufactured housing community management and operations
• Experience leading a team of several direct reports
• Comfortable reading and acting on NOI, occupancy, and collections numbers
• Working knowledge of Fair Housing standards and state landlord-tenant law
• Strong vendor management and follow-through on maintenance and capital projects
• A genuine resident-service mindset — you catch a problem before it becomes a complaint
• Experience partnering with a separate sales or leasing team is a plus
• Comfortable handling collections and delinquency conversations directly
