Job summary

Community Manager

The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financials, administration, and risk management, and ensuring compliance with company policies, safety standards, and fair housing regulations.

Essential Duties & Responsibilities
  • Personnel Management: screen, hire, train, coach, and develop on–site staff; schedule daily and weekly assignments; address performance issues; document and communicate with HR and supervisors; promote staff harmony and quality performance.
  • Financial Management: achieve optimal net operating income through cost control, revenue and leasing improvement; develop yearly operating budgets and forecasts; manage rent collections, deposit reconciliation, vendor invoices, and property closeouts; produce accurate financial reports for ownership.
  • Strategic Leasing Management: develop quarterly marketing plans; implement effective leasing techniques; manage resident complaints and retention programs; show, lease, and move in prospective residents.
  • Administrative & Maintenance Management: maintain accurate reporting; lead emergency response teams; ensure high‑quality customer service; monitor maintenance request turnaround; maintain property appearance through regular inspections; oversee resource and equipment usage; manage maintenance, construction, and rehabilitation activities.
Education / Experience
  • High School Diploma or equivalent; bachelor’s degree preferred or four years’ experience in the housing industry; or one‑to‑two years of related experience and/or training; or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) highly preferred.
  • Basic computer skills and proficiency with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular communication with others and use of wrists, hands, and fingers; ability to work overtime, weekends, and night hours (emergencies).
  • Standing, sitting, and moving for prolonged periods; ability to ascend/descend ladders, stairs, scaffolding, and move objects up to 25 lbs.
  • Work in varying environments, including outdoors, confined spaces, and extreme temperatures; operate machinery, power tools, and motor vehicles; handle hazardous chemicals.
Licenses / Equipment
  • Reliable transportation required for emergency on‑call responsibilities.
Compensation & Benefits

Salary Range: $70,000 – $80,000 per year. Benefits include medical, dental, vision, life, accidental, and disability insurance; a 401(k) plan with employer matching; commission and performance bonuses; paid sick days and company holidays. Additional compensation may be provided based on experience and qualifications.
