Qualifications

Position Title

Community Manager

Responsibilities
  • Oversee full daily operations of a housing community under the supervision of the Regional Manager.
  • Manage personnel, leasing, maintenance, financial, administration, and risk functions.
  • Ensure compliance with company policies, safety and fair‑housing guidelines, and liability requirements.
  • Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives.
  • Develop and maintain staff schedules and assignments, and address performance issues with appropriate documentation and HR cooperation.
  • Achieve highest possible net operating income through cost control, revenue enhancement, and leasing improvement.
  • Prepare yearly operating budgets and forecasts.
  • Reconcile deposits, rent collections, charges, and vendor invoices; ensure accurate financial reporting.
  • Develop and execute marketing plans, promoting effective leasing techniques and resident satisfaction.
  • Implement resident retention programs and handle resident complaints and requests.
  • Lead emergency response and ensure proper handling of emergencies to minimize liability.
  • Monitor customer service metrics, maintenance response times, and property appearance through regular inspections.
  • Oversee use of property resources, equipment, and supplies, including vendor pricing and service quality.
  • Supervise maintenance, construction, and rehabilitation activities, ensuring timely completion of work orders.
Essential Duties & Responsibilities
  • Personnel Management: attendance, training, coaching, and guidance.
  • Financial Management: budget development, cost control, revenue improvement.
  • Strategic Leasing Management: marketing, leasing techniques, resident retention.
  • Administrative & Maintenance Management: accurate reporting, emergency team leadership, service request monitoring.
Education / Experience
  • High school diploma or equivalent; bachelor’s degree or four‑year experience in housing industry; or one to two years of related experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and proficiency with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing, walking, and occasional lifting up to 25 pounds.
  • Ability to handle frequent hand‑to‑hand tasks, including finger, hand, arm use.
  • Capable of stooping, kneeling, crouching, or crawling as needed.
License / Equipment
  • Reliable transportation required for emergency on‑call duty.
Compensation & Benefits

The total rewards package includes medical, dental, vision, life, accidental, and disability insurance; a 401(k) plan with employer matching; commission and performance bonuses when applicable; paid sick days; and company holidays. Full‑time employees may also receive additional incentives such as relocation benefits.

Salary Range

$27 per hour to $32 per hour.
