Job summary

Asset Living in Carrollton, GA is seeking a Community Manager to oversee all aspects of a housing community under Regional Manager guidance. You will supervise on-site staff, manage finances, drive leasing, and maintain property standards to ensure resident satisfaction.

The role emphasizes staffing, budgeting, marketing, and maintenance coordination, with required knowledge of housing laws and OSHA standards. On-site work with opportunities for performance bonuses based on results.

Qualifications

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years housing industry experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and familiarity with on-site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; create weekly and daily schedules; manage performance issues and terminations when necessary.
  • Financial Management: achieve NOI through cost control, revenue enhancement, and leasing improvement; develop budgets and forecasts; reconcile deposits, rent, vendor invoices, and reports.
  • Strategic Leasing Management: develop marketing plans, secure leases, respond to resident complaints, and implement retention programs.
  • Administrative & Maintenance Management: ensure reporting, lead emergency teams, provide customer service, maintain property appearance, and direct maintenance/rehabilitation work.

Community Manager

The Community Manager oversees all aspects of a housing community under the supervision of the Regional Manager. Responsibilities include:

  • Personnel Management: screen, hire, train, coach, and develop on‑site staff; create weekly and daily schedules; manage performance issues and facilitate terminations when necessary.
  • Financial Management: achieve optimal net operating income through cost control, revenue enhancement, and leasing improvement; develop yearly operating budgets and forecasts; reconcile deposits, rent collections, vendor invoices, and financial reports.
  • Strategic Leasing Management: develop marketing plans, use strategies and systems to secure leases, respond to resident complaints, and implement retention programs.
  • Administrative & Maintenance Management: ensure accurate reporting, lead emergency response teams, provide excellent customer service, maintain property appearance, and direct maintenance, construction, and rehabilitation work.
Education & Experience
  • High School Diploma or Equivalent, Bachelor’s degree preferred, or four years of housing industry experience; alternatively, one to two years relevant experience and/or training.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and familiarity with on‑site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Frequent standing, sitting, and repetitive hand motions; ability to work overtime, weekends, and night hours.
  • Ability to lift and carry up to 25 lbs., operate machinery, and move through confined spaces, including ladders, stairs, and scaffolding.
  • Work in varying temperatures, outdoor conditions, and hazardous environments as required.
License / Equipment
  • Must have reliable transportation due to emergency on‑call duties.
Salary Range

$62,000 to $70,000 per year
