Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Duties include managing personnel, leasing, maintenance, financial, administration, and risk management, while ensuring compliance with Asset’s policies, safety and fair housing guidelines, and liability protocols.

Essential Duties & Responsibilities
  • Personnel Management: Regular/daily onsite attendance required; screen, hire, train, coach, and develop staff in accordance with company directives; develop and maintain staff schedules; manage performance issues and document appropriately.
  • Financial Management: Achieve maximum net operating income through cost control and revenue/leasing improvement; develop yearly operating budgets and forecasts; monitor rent collections and deposit reconciliation; reconcile vendor invoices and ensure timely property close‑out.
  • Strategic Leasing Management: Create a yearly marketing plan; employ effective leasing techniques to secure occupancy; maintain accurate lease documentation; resolve resident complaints and implement retention programs.
  • Administrative & Maintenance Management: Submit accurate administrative and leasing reports; lead the emergency response team; monitor maintenance service request turnaround; enforce timely property repairs and inspections; manage vendor relations and cost‑effective use of resources; oversee repair and rehabilitation activities.
Education & Experience
  • High School Diploma or equivalent; preferred Bachelor’s degree or four years of experience in the housing industry; alternatively, one‑two years of related experience and/or training, or an equivalent combination of education and experience.
  • Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
  • Proficiency with on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular communication with others, repetitive hand and wrist motions, oversight of work, and ability to work overtime, weekends, and nights.
  • Standing or sitting for prolonged periods; moving between work sites.
  • Occasional ladder and stair use, handling objects up to 25 lbs., operating machinery or power tools, operating vehicles or golf carts, working in varied environments, and exposure to hazardous chemicals.
License & Equipment
  • Reliable transportation for emergency on‑call duties.

Salary Range: $65,000 per year to $80,000 per year.

Compensation decisions consider factors such as skill set, background, training, certifications, and other relevant factors.
