COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing all phases of operations—personnel, leasing, maintenance, financial, administrative, and risk management—to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Attend on-site regularly.
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.
- Provide ongoing training, coaching, counseling, and guidance in compliance with mandatory benchmarks.
- Schedule and assign mandatory weekly/daily staff responsibilities.
- Address performance issues, document actions, and terminate staff through proper procedures.
- Promote harmony and leadership among staff.
- Ensure staff compliance with company policies and procedures.
- Financial Management
- Achieve the highest net operating income through cost control and revenue improvements; identify trends and recommend strategies.
- Develop yearly operating budgets and forecasts.
- Monitor and reconcile deposits, rent collections, and charges.
- Reconcile and code vendor invoices promptly.
- Complete property closeouts on time and provide accurate ownership financial reports.
- Strategic Leasing Management
- Develop yearly marketing plan using marketing strategies and systems.
- Ensure leasing techniques are effective, complete lease documentation, and reporting systems are accurate.
- Handle resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- Administrative & Maintenance Management
- Ensure accurate, complete reporting for all administrative and leasing functions.
- Head the emergency team, ensuring proper response and handling within company guidelines.
- Monitor maintenance service requests and turnaround times.
- Maintain property appearance; complete repairs after inspections and tours.
- Plan and manage property resources, equipment, and supplies, obtaining vendor bids and pricing.
- Oversee maintenance, construction, and rehabilitation activities ensuring quality and expediency.
Education & Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four-year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills required with proficiency in on-site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others; repetitive wrist, hand, and finger motions; ability to work overtime, weekends, and night hours (emergencies).
- Prolonged standing or sitting; movement between work sites; ascending/descending ladders, stairs, scaffolding, ramps, step stools.
- Move objects up to 25 lbs; use machinery or power tools; operate vehicles or golf carts.
- Work in various environments: indoor, outdoor, high/low temperatures, tight/ confined spaces, overhead positions, hazardous chemicals, small or enclosed spaces, and uneven terrain.
License & Equipment
- Reliable transportation for emergency on-call duties.
Compensation & Benefits
Salary Range: $26.37 per year to $26.37 per year
