Roundhouse is seeking a Community Manager for Boutique Sites in Boise, ID. You will own the property end to end, driving occupancy, financials, and resident satisfaction while leading a on-site team.

Role includes a zero-cost medical plan, 401(k) match, and an employee housing discount, with a 8am–5pm, Monday–Friday schedule and on-site duties.

Qualifications

• 3–5 years as a Community Manager or Assistant CM
• Real estate license or ability to obtain within 120 days of hire
• Proven supervisory and problem-solving skills
• Proficiency in Microsoft Office (Excel, Word, Outlook, Teams, PowerPoint)
• Knowledge of property management laws and regulations
• Strong customer-service mindset and communication skills

Responsibilities

• Run daily operations across leasing, maintenance, and resident relations
• Build and execute leasing, marketing, and retention strategies to drive occupancy and revenue
• Partner with Regional Manager to set goals and plans to reach them
• Own the numbers: budgets, rent collection, delinquency, and financial obligations
• Prepare monthly and annual performance reports on financials and occupancy
• Lead and develop the onsite team including maintenance on turns, work orders, inspections, and capital projects
• Manage vendor relationships, negotiate contracts, and uphold standards
• Walk the property to maintain maintenance, curb appeal, and safety

$74,880-$79,040 annually + quarterly bonus potential + commissions | Monday through Friday, 8am to 5pm

Roundhouse is hiring a Community Manager at Boutique Sites. You'll own the success of your property end to end, from financial performance and occupancy to team leadership and the daily experience of every resident. The role includes a zero-cost employee medical plan, a 401(k) match, and an employee housing discount.

What You'll Own

• Run daily operations across leasing, maintenance, and resident relations
• Build and execute leasing, marketing, and retention strategies that drive occupancy and revenue
• Partner with your Regional Manager to set property goals and the plans to reach them

• Walk the property regularly to keep maintenance, curb appeal, and safety standards sharp
• Resolve resident concerns quickly, fairly, and professionally
• Keep accurate records for leases, resident files, financials, and deposit accounting
• Plan resident events and community engagement that make people feel at home
• Ensure compliance with Fair Housing, Equal Employment, safety regulations, and company policy

What You Bring

• 3 to 5 years as a Community Manager or Assistant Community Manager
• A real estate license, or the ability to obtain one within 120 days of hire if your state requires it
• Proven supervisory and problem-solving skills
• Proficiency in Microsoft Office (Excel, Word, Outlook, Teams, PowerPoint)
• Working knowledge of property management laws and regulations
• A real customer-service mindset and strong communication skills
• A desire to lead, on your team and in your community

A leg up if you have

• A bachelor's degree in business administration, real estate, or a related field
• Experience with Yardi Voyager, RentCafe, YieldStar, AIRM, LEO, Appwork, or similar property management software

• $74,880-$79,040 annually, based on experience, skills, and qualifications
