Job summary

Roundhouse is hiring a Community Manager for The Vineyards in Colorado Springs. You will own every aspect of the property's success, from occupancy and budgets to team leadership and resident experience, with a strong focus on profitability and compliance.

You will lead leasing, maintenance coordination, and resident relations, drive marketing plans, and partner with regional leadership to hit goals. The role includes a competitive salary and robust benefits.

Qualifications

• 3 to 5 years as a Community Manager or Assistant Community Manager

Responsibilities

• Run daily operations across leasing, maintenance, and resident relations
• Build and execute leasing, marketing, and retention strategies that drive occupancy and revenue
• Partner with your Regional Manager to set property goals and plans to reach them
• Own the numbers, including budgets, rent collection, delinquency, and all financial obligations
• Prepare monthly and annual performance reports on financials and occupancy
• Lead and develop your team, including maintenance on turns, work orders, inspections, and capital projects
• Manage vendor relationships, negotiate contracts, and uphold service standards
• Walk the property regularly to keep maintenance, curb appeal, and safety standards
• Resolve resident concerns quickly, fairly, and professionally
• Keep accurate records for leases, resident files, financials, and deposit accounting
• Plan resident events and community engagement that make people feel at home
• Ensure compliance with Fair Housing, Equal Employment, safety regulations, and company policy

$85,000-$90,000 annually + quarterly bonus potential + commissions | Monday through Friday, 8am to 5pm

Roundhouse is hiring a Community Manager at The Vineyards. You'll own the success of your property end to end, from financial performance and occupancy to team leadership and the daily experience of every resident. The role includes a zero-cost employee medical plan, a 401(k) match, and an employee housing discount.

What You'll Own

What You Bring

• 3 to 5 years as a Community Manager or Assistant Community Manager
• A real estate license, or the ability to obtain one within 120 days of hire if your state requires it
• Proven supervisory and problem-solving skills
• Proficiency in Microsoft Office (Excel, Word, Outlook, Teams, PowerPoint)
• Working knowledge of property management laws and regulations
• A real customer-service mindset and strong communication skills
• A desire to lead, on your team and in your community

A leg up if you have

• A bachelor's degree in business administration, real estate, or a related field
• Experience with Yardi Voyager, RentCafe, YieldStar, AIRM, LEO, Appwork, or similar property management software

Pay And Benefits

• $85,000-$90,000 annually, based on experience, skills, and qualifications
