Job summary

Kittle Property Group in Indiana seeks a Maintenance Technician to provide on-site maintenance and customer service for multiple properties. Responsibilities include daily ground inspections, unit turns, and preventative maintenance to keep properties in excellent condition.

Role requires HS diploma or GED, 1 year of experience, and basic MS Outlook/Word skills. HVAC/EPA certification preferred. You will also manage contractor work, assist after hours, and uphold safety and quality standards.

Qualifications

• Language: read, write, speak and interpret basic instructions, simple correspondence and present information one-on-one or in small groups.
• Math: add, subtract, multiply, divide by 10s and 100s.
• Reasoning: follow detailed instructions with common sense and handle problems with few variables.
• Computer: beginner MS Outlook and MS Word skills.

Responsibilities

• Monitor maintenance expenses and ensure they stay below budget.
• Inspect community grounds each morning.
• Perform unit turns (painting, cleaning, maintenance of vacant units).
• Complete maintenance requests promptly.
• Prepare vacant units for occupancy.
• Perform preventative maintenance activities.
• Maintain landscaping and outdoor areas.
• Snow removal of sidewalks.
• Maintain records of maintenance and weather conditions.
• Keep tools and parts in working condition and provide own tools.
• Sweep and maintain common areas and assist with contractor work.
• Provide emergency resident support after office hours.
• Maintain preventative maintenance records for units and amenities.
• Conduct quarterly unit inspections.
