Job summary

Kittle Property Group, Inc. is seeking a Maintenance Technician to provide on-site maintenance at our communities. You will inspect properties, perform turn tasks, and maintain common areas while presenting a professional image.

The role requires a high school diploma or GED, 1 year of experience, and basic MS Outlook/Word skills; HVAC/EPA certification is preferred. You will also handle snow removal, landscaping, and coordinating contractors as needed.

Qualifications

• High school diploma or GED.
• 1 year of experience.
• HVAC/EPA certification preferred.
• Language: read, write, speak basic instructions.
• Math: basic arithmetic.
• Reasoning: basic problem solving.
• MS Outlook and MS Word basic skills.

Responsibilities

• Monitor maintenance expenses and ensure below budget.
• Inspect community grounds each morning.
• Perform turn (painting, cleaning, maintenance of vacant units).
• Complete maintenance requests in a timely manner.
• Prepare vacant units for occupancy.
• Perform preventative maintenance activities.
• Maintain landscaping, bushes, trees and lawn.
• Perform snow removal of sidewalks.
• Maintain logs of weather and snow removal efforts.
• Maintain records of maintenance performed in all units and at the site.
• Maintain all tools, equipment and replacement parts in working condition.
• Provide and maintain own set of personal tools.
• Sweep, clean and maintain all common areas.
• Supervise contractors at the site.
• Provide emergency resident support after office hours.
• Maintain preventative maintenance records for residents and apartments.
• Provide service for all common amenities.
• Other duties as assigned.
