DevCo Residential Property Management in Lakewood, WA is seeking a Groundskeeper to maintain community grounds, amenities, and curb appeal while supporting the maintenance team. The role emphasizes reliable daily tasks, friendly resident service, and safe operation of equipment.

Qualified candidates will have 1 year of groundskeeping experience, a valid driver's license, and the ability to read and write English.

Qualifications

• Prefer 1 year of porter, groundskeeper, or equivalent experience.
• Must be able to provide friendly, professional customer service.
• Must be at least 18 years old.
• High school education or equivalent required.
• Must have a valid driver's license.
• Must be able to speak, read and write English in a manner sufficient to carry out duties.
• Successful completion of background check and drug screen required.
• Must be legally qualified to work in the U.S. meeting I-9 guidelines.

Responsibilities

• Walk the community grounds daily and keep common areas clean and curb appeal to standard.
• Empty waste and debris from around trash/recycling areas, keep tidy appearance.
• Routinely empty pet waste stations and stock bags.
• Maintain exterior walkways and lighting; assist with light checks and repairs.
• Clean leasing office, clubhouse, model units, restrooms, amenities, and common areas.
• Perform landscape maintenance including irrigation and watering of lawns/landscape areas.
• Assist with cleaning and vacated apartment make-ready tasks as needed.
• Complete routine service requests.
• In absence of contractor, perform in-house landscaping tasks.
• Assist in apartment make-ready and snow/ice removal when required.
• Distribute notices and resident communications as assigned.
• Manage supplies within budget and notify supervisor when low.
• Secure and maintain company equipment entrusted to you.
• Inform supervisors of hazards to residents or staff.
• Uphold security practices including key control.
• Participate in resident events and community programs.
• Provide excellent customer service to residents, prospects, and guests.
• Complete tasks by deadlines and communicate obstacles in advance.
• Work collaboratively with peers and departments.
