Job summary

HNN Communities in Lakewood, WA is seeking a full-time Groundskeeper to maintain community grounds, common areas, and curb appeal. You will perform routine landscape tasks, trash removal, light maintenance, and assist the maintenance team to keep buildings and amenities clean and welcoming.

Requirements include 1 year grounds/porter experience, ability to provide excellent resident service, 18+, high school diploma, valid driver’s license, English literacy, and the ability to pass background

Qualifications

  • 1 year porter/groundskeeper or equivalent experience.
  • Must provide exceptional customer service to residents.
  • Must be at least 18 years old.
  • High school education or equivalent required.
  • Valid driver’s license.
  • Must be able to speak, read and write English.
  • Background check and drug screen required.
  • Legally qualified to work in the U.S.

Responsibilities

  • Walk the community grounds daily, pick up and dispose of trash and debris.
  • Keep common areas and amenities clean and presentable, curb appeal maintained.
  • Clean exterior building walkways and lighting; assist in light repairs.
  • Perform landscaping tasks: mowing, edging, trimming, pruning, weeding, fertilizing.
  • Assist in apartment make-ready and vacated unit cleanup as needed.
  • Remove snow/ice during inclement weather and secure supplies and equipment.

This position also provides additional support to the maintenance team.Job ResponsibilitiesFrequently walk the community grounds each day, pick up and properly dispose of all trash and debris. Ensure common areas and amenities are clean and free of litter, and community curb appeal always meets or exceeds Company standards.Pick up waste and debris from around the trash and/or recycling compactor and dumpsters, ensuring a clean and tidy appearance at all times.Routinely empty all pet waste stations throughout the community. Ensure pet waste bags are properly stocked.Ensure the cleanliness of exterior building walkways and lighting. Assist in performing light checks and repairs.Maintain the cleanliness of the leasing office, clubhouse, model unit(s), common area restrooms, amenities, laundry room, stairwells, and controlled access buildings as directed. This includes vacuuming, sweeping, mopping, dusting, emptying trash receptacles, washing windows, etc.Perform supplemental landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas so that common areas are properly maintained.Assist with cleaning and trashing out vacated apartment homes, including physical evictions.Complete minor and routine service requests as assigned.In the absence of a landscaping maintenance contractor, perform extensive in-house landscape and gardening duties including mowing, edging, trimming, sweeping, pruning, weeding, fertilizing, and planting on a regular schedule.Assist in the apartment make-ready process by performing additional duties as directed.Remove snow and ice when and where applicable during inclement weather.Distribute notices and resident communication when assigned.Maintain appropriate quantities of supplies within budget restraints and promptly notify supervisor when supply quantities are low.Responsible to secure and for the timely maintenance of all Company equipment entrusted to the employee’s care.Inform appropriate supervisor(s) of any observed or potentially hazardous situations for residents, team members, and guests.Uphold proper security practices including appropriate key control procedures.Participate in the success of resident events, community programing and local/non-profit programs as assigned.Provide excellent customer service to all residents, prospects, and guests.Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.Work collaboratively and respectfully with peers, other team members and departments.QualificationsExperiencePrefer 1 year of porter, groundskeeper, or equivalent experience.Ability to provide exceptional customer service to address the needs of residents in a friendly and professional manner.Must be at least 18 years of age.High school education or equivalent required.Must have a valid driver's license.Must be able to speak, read and write English in a manner sufficient to carry out duties.Successful completion of background check and drug screen required.Must be legally qualified to work in the U.S. meeting I-9 guidelines.HNN Communities is an Equal Opportunity Employer.
