Job summary

Discovery Land Company seeks a Community Association Manager for Makena Golf & Beach Club on Maui. The CAM will oversee the HOA department, liaise with the Board, homeowners, and vendors, and guide financial and operational planning to maintain exceptional resort-style living.

The role requires 3–5+ years in community association management, relevant certifications, and strong financial and communication skills. Flexibility for travel to Kauai is expected.

Qualifications

• Bachelor’s degree in Business Administration, Hospitality, or related field preferred.
• Professional certification in CAM, CMCA, AMS, and/or PCAM is required.
• 3-5+ years of community association or property management experience, preferably in a high-service or resort-style environment.
• Strong financial acumen, including budgeting, forecasting, and financial analysis.
• Excellent communication skills.
• Proficiency with property management systems and Microsoft Office Suite.
• Ability to lift and carry items up to 50 pounds as needed.

Responsibilities

• Serve as the primary advisor and liaison to the Board of Directors, homeowners, and committees for Makena Golf & Beach Club and North Shore Preserve.
• Prepare and deliver Board meeting agendas, management reports, and Board packages within established timelines.
• Attend Board meetings and annual meetings.
• Provide proactive guidance to the Board on operational, financial, and strategic matters.
• Ensure the Board is informed of significant issues, including legal actions, risk factors, and community impacts.
• Develop annual goals and objectives that inform operating and capital budgets.
• Review monthly financial statements and present concise management summaries to the Board.
• Monitor assessment collections, delinquencies, and overall financial health of the association.
• Analyze budget variances, identify trends, and communicate risks and recommendations.
• Participate in long-term strategic planning, incorporating resident feedback.
• Maintain association records, contracts, unit files, and documentation.
• Oversee accounts payable processes and vendor management.
• Support architectural review processes and enforce community standards.
