Guided by "Informed Action, Applied Experience," we bring our title and escrow expertise to every closing, no matter how complex.

We're hiring a Funding & Post-Closing Specialist to own the funding, recording, and post-closing process on our commercial transactions, from the day a file funds through final policy issuance. This role supports commercial real estate closings exclusively — no residential.

What You'll Do

• Work with title agents, escrow officers, escrow assistants, and our Controller to fund files: confirm all good funds are received, balance settlement statements against funds on deposit, and resolve discrepancies before disbursement.
• Create, review, and approve wire templates and outgoing wires under our dual-control and verbal call-back procedures.
• Process disbursements and follow up on outstanding checks, returned wires, and held funds until every file reaches a zero balance.
• Review executed closing packages, set up documents for e-recording, and coordinate with underwriters and third-party attorneys or agents handling recording.
• Track recordings and payoff releases post-closing, handle rejections, and resubmit as needed.
• Submit final documents for policy typing, review final policies, and coordinate issuance and delivery.
• Partner with our Controller on underwriter remittances and policy reporting.
• Keep tracking reports and Qualia file notes current, and audit each file before close-out.

Qualifications

• 5+ years of title industry experience focused on funding, disbursement, recording, or post-closing.
• Significant commercial transaction experience, including traditional financing, second-position loans, and mezzanine debt.
• Working knowledge of e-recording, title commitments, and final policy issuance.
• Strong understanding of wire fraud risks and wire verification best practices.
• Qualia experience strongly preferred; proficient in Microsoft Office; experience with Claude/AI tools a plus.
• Notary commission, or willingness to obtain one.
• Detail-driven, highly responsive, and able to track a high volume of open items across multiple files.
