Qualifications

• High school diploma required; associates or bachelor's preferred.
• 5+ years managing high-rise Class A office property over 500,000 sq ft.
• 5+ years in a leadership role required.
• Certified Universal refrigerant recovery HVAC technician.
• Knowledge of Local/State building codes and regulations.
• Strong communication and customer service skills; ability to manage multiple projects.

Responsibilities

• Assist in establishing preventive maintenance programs for building systems.
• Primary safety manager for the engineering department; ensure OSHA compliance and training.
• Manage and schedule engineering staff for day-to-day operations and projects.
• Prepare annual operating budgets and variance/forecasting reports.
• Assist in negotiating contracts for building services and supervise contractors.
• Coordinate on-site construction activities and ensure code compliance.
• Maintain inventory of supplies, tools, and equipment.
• Prepare monthly, quarterly, and annual engineering reports.
• Support tenant relations and extensive owner reporting requirements.
