Sterling Management is seeking a Project Manager to lead capital improvement initiatives across multifamily portfolios. You’ll oversee scopes, schedules, and contractor performance, ensuring quality, compliance, and timely completion while aligning with investor expectations and Sterling’s values.

The role requires strong leadership, vendor management, and budgeting skills, with a focus on collaboration with property management and portfolio teams to drive operational excellence.

Qualifications

• High School Diploma or GED.
• Must have a vehicle and valid driver’s license.
• Strong understanding of local building codes and permitting processes.
• Proficiency in English reading, writing and verbal communication.
• Bachelor’s degree preferred.
• 5+ years construction PM experience preferred.
• Multifamily experience preferred.
• Proficiency in Microsoft Suite including Project.

Responsabilités

• Prepare and manage detailed project budgets, forecasts, and financial reports.
• Negotiate with vendors for pricing and terms.
• Review and approve invoices, change orders, and contracts.
• Monitor retainage, lien waivers, and warranties.
• Maintain project records and schedules for leadership and investors.
• Identify value engineering opportunities and operational efficiencies.
• Coordinate with property management to align with operations.
• Oversee contractor prequalification and contract negotiations.
• Direct material procurement strategies and ensure timely delivery.
• Manage full lifecycle from groundbreaking to close-out.
• Identify risks and implement mitigation strategies.
• Develop capital improvement strategies for assigned markets.
