Banner Property Management is seeking an experienced Capital Project Manager to lead capital improvement projects across a growing multifamily portfolio. This role acts as the owner's representative, identifying capital needs, developing scopes, managing bids, and ensuring on-time, on-budget delivery with high quality.

Qualifications

• Five years of construction or capital project management experience.
• Experience writing scopes of work and managing bids.
• Knowledge of multifamily building systems including roofing, HVAC, plumbing, electrical.
• Ability to diagnose root causes and develop cost-effective solutions.
• Strong budget management and cost-control experience.
• Excellent organizational and communication skills.
• Valid driver's license and reliable vehicle.

Responsibilities

• Conduct site visits to assess property conditions and diagnose issues.
• Develop scopes of work and bid packages for capital projects.
• Solicit, evaluate, and negotiate contractor proposals; award contracts.
• Oversee project execution from mobilization to closeout.
• Manage multiple active projects across a multi-state portfolio within budget and schedule.
• Review contractor invoices and change orders for cost alignment.
• Serve as the primary capital project resource for regional managers and operations leadership.
• Prioritize project requests based on life-safety concerns and asset preservation.
• Own project budgets from award through closeout and identify cost risks.
• Monitor capital spending and provide variance analysis.
• Collaborate with leadership to develop annual capital plans and budgets.
• Identify opportunities to reduce capital expenditures through better scoping and bidding.
