Banner Property Management is seeking an experienced Capital Project Manager to lead capital improvement projects across our multifamily housing portfolio. This role acts as the owner's representative, identifying capital needs, developing scopes, managing bids, and overseeing contractor performance to ensure on-time, on-budget completion.

• High school diploma or GED.
• Minimum of five (5) years of construction or capital project management experience.
• Demonstrated experience writing scopes of work, managing competitive bid processes, administering contracts, and overseeing contractor performance.
• Strong knowledge of multifamily building systems including roofing, HVAC, plumbing, electrical, building envelope, and common area renovations.
• Ability to diagnose root causes of building system failures and develop cost-effective solutions.
• Strong budget management and cost-control experience.
• Excellent organizational, communication, and project management skills.
• Valid driver's license and reliable personal vehicle.

Responsabilidades

• Conduct site visits to assess property conditions and determine repair or replacement solutions.
• Develop scopes of work, bid packages, and project specifications for capital improvement projects.
• Solicit, evaluate, and negotiate contractor proposals based on scope, qualifications, pricing, and schedule.
• Award contracts and oversee project execution from mobilization through closeout.
• Manage multiple active projects across a multi-state portfolio with budget and schedule discipline.
• Review contractor invoices and change orders to keep costs aligned with scope and market pricing.
• Serve as the primary capital project resource for regional managers, property teams, and operations leadership.
• Prioritize project requests based on life-safety concerns and asset preservation.
