Nolan Living is seeking a Capital Project Manager to lead capital improvement and renovation projects across our Midwest portfolio of multifamily communities. Based in Kansas City, you will own the project lifecycle from planning through closeout, coordinating operations, asset management, consultants, and contractors while maintaining occupant comfort and safety.

Qualifications

• 5+ years of progressively responsible project management experience; owner-side, multifamily, renovation, or occupied-environment experience preferred.
• Experience managing multiple projects, budgets, and schedules across more than one site.
• Strong knowledge of construction sequencing, scopes, plans, specs, estimating, contracts, change management, QC, and closeout.
• Proven ability to identify risks, solve problems, and move work forward independently.
• Excellent written and verbal communication; ability to lead meetings and build relationships.
• Detail-oriented with disciplined follow-through and prioritization.
• Familiarity with project-management, accounting, reporting, and MS Office; Yardi CM a plus.
• Bachelor's degree in CM, engineering, architecture, business, or related field; equivalent experience considered.
• Valid driver's license and ability to travel regionally.

Responsibilities

• Lead full lifecycle of capital projects from site assessment to closeout.
• Develop thorough scopes, bid packages, and bid comparisons to minimize changes.
• Build and monitor budgets and schedules; manage commitments, invoices, forecasts, contingencies.
• Lead contractor selection, coordination, preconstruction and progress meetings, site walks, punches, turnover.
• Anticipate risks and provide practical solutions; coordinate work in occupied communities with focus on resident experience.
• Provide timely reports on status, budget, schedule, decisions, risks, and next steps to stakeholders.
• Maintain complete project documentation: approvals, contracts, change orders, notes, photos, invoices, lien waivers, permits, closeout.
